For international real estate investors who are looking to invest in Brazil, the state of Bahia is one of the hottest places in the country right now and has a lot of great things going for it. This state, located on the northeast coast south of the Amazon delta, is both geographically and economically diverse, leading to a strong and sustainable economy. The climate is tropical, and with its long coastline it is quite enjoyable year round.
Bahia has the longest coastline in the country and its capital city of Salvador is the population center. The coast makes it very popular for tourists, while the petrochemical, mining and farming industries all add to the strong economic underpinning of the area. Bahia, with its size and diversity, has virtually every type of property that an international investor could want: land, beachfront property, apartments and condos, fixer-uppers, off plan, city or country - and more. The greatest opportunities for investors lie along the coastal areas and around the city of Salvador. The government has been pushing the tourist trade over the past couple of years and overseas visitors have started to see the opportunity here. In some areas with high growth, property values have increased as much as 20% year-over-year. While not everywhere has seen that kind of growth, double digit increases have been the norm recently.
Salvador has an international airport and is considered the cultural capital of Brazil. Formerly the capital when it was a Portuguese colony, this city is diverse and with a history that goes back several hundred years. Salvador has its own Carnival every summer, and of the nearly 5 million visitors to Bahia almost half of them came to Salvador, according to the Bahia Investment Authority (http://www.bahiainvest.com.br).
If you are looking for rental investment opportunities, there are many resorts along the coast, some brand new. Costa do Sauipe, 70 km north of Salvador, is a new resort development that is set to open up many new homes and properties over the next several years. Down the coast, one of the other major cities in Bahia is Ilheus, which has some spectacular beachfront property available and is another popular tourist destination.
If you are looking for something closer to the city, then Lauro de Freitas is about 30 minutes north of Salvador and is popular with Europeans. Praia do Forto, a bit further up the coast is a very popular resort area that is still close enough to the city to enjoy everything there. There are many more areas in Bahia that are good investments. Whatever your budget and whatever your plans, Bahia has something to offer for you.
