Sergipe Real Estate Brazil
Sergipe, Brazil While it is smallest state in Brazil at approximately 22,000 square km, Sergipe has much to offer international visitors and investors. Located along the northeast coast, just south of the Amazon delta and north of Bahia state, Sergipe has 1.7 million residents. Of these, nearly 500,000 live in and around the capital city of Aracaju. The coastline and beaches of the state are the main attraction and are drawing international investment as well as increasing numbers of tourists. The tropical location of Sergipe gives it an ideal climate year round for anyone looking for warm weather. In the capital city of Aracaju, along the coast, the temperature from October through May averages around 26 or 27 degrees, and the rest of the year the average is just above 24 degrees. There are well over 300 days of sun here. Add in the low costs of property and living, and you have a perfect place for a year round vacation or retirement home, and great for investment property. The economy for the state is focused on sugarcane production with travel coming on strong. The beaches around Aracaju are the destination for most tourists and development in these areas is booming. Property values in and around the capital are rising steadily. Double digit increases are the norm for most properties recently, and some have seen up to 20% rise in values year over year. With so much interest in Sergipe and Aracaju, there are many existing properties for sale as well as a number of new developments that are going up. Some of the new developments with plenty of off plan availability include the Miramar resort development, a new condo resort south of the city center and near the airport. This community will be along a pristine stretch of beach that extends 30 km from the heart of Aracaju along the coast. There are a number of other developments under construction or in the works, so finding the right place isn’t hard to do here. Another popular location that is much smaller is Estancia, a city of 60,000 located on the southern end of Sergipe. This city, located just inland on the Rio Piaui, is known for its celebration of the Festival of St. John, which takes place every year from May 31st to July 10th. Not far along the coast is one of the most spectacular beaches in Sergipe, the Praia de Abais, a 20 km stretch of sand and sea that is popular with surfers. Aracaju lies about 350 km, or 220 miles, northeast of Salvador. From here you can easily drive to most of Sergipe within a couple of hours. With its international airport, Santa Maria Airport (AJU), Aracaju is easy to get to. There are connecting flights to Salvador and Rio de Janeiro daily, and you can get direct flights into both of these cities from most major international cities. The flight from Salvador to Aracaju is about 40 minutes, and flights leave every hour daily.
